TENANT SEARCH AND MARKETING
Selection of tenants from a broad pool of applicants. We screen every applicant through an in-depth application form and follow up to review credit history, rental history, and verify employment. We conduct additional background security checks as needed. Your property is broadly marketed on our Web site (WMSDC.com), plus other Web sites such as craigslist.org, homesdatabase.com and realtor.com. We advertise properties though the MRIS multiple listing service, the Washington Post, and community newspapers. With our years of community contacts, word of mouth marketing plays an important role, too. Our experienced, personable agents are available to show your property seven days a week.

LEASE PREPARATION, NEGOTIATION, AND ENFORCEMENT
Leases that keep your rights in mind. We prepare a lease with the landlord’s rights in mind; maintain tenants’ security deposits in accordance with the law; enforce all of the terms of the lease, collect all rents, and administer lease renewals, rent increases and any late notices and late payment penalties. In addition, we maintain comprehensive tenant and property files. We assist you in registering rental property with the appropriate government agency, ensuring that all certificates of occupancy, local code compliance, and necessary records are in order.

PROPERTY MAINTENANCE
Keeping your property in tip-top shape. We provide 24-hour emergency maintenance service; conduct regular and detailed inspections of the property; and if repairs are needed, we inform the owner and seek authorization for all work above a previously determined amount. When repairs may be needed, we secure qualified, insured and competent contractors and supervise and inspect all work upon completion. We also conduct a thorough move-in and move-out inspection of each property.

CORE SERVICING
Ensuring your accounts are in order. WMS makes payment of mortgages, HOA, condo fees, taxes, insurance and other related fees—all part of the core services we provide. We prepare concise monthly account statements that can be accessed in a secure manner on-line. We can disburse any proceeds to an account of your choice; and will prepare a year-end summary for tax purposes. We mail or fax a copy of all invoices paid from your account, so you can stay up to date on all disbursements.
